WellSpan Health, an integrated health system that serves central Pennsylvania and northern Maryland, called on architecture firm Warehaus to transform 23,000 square feet of existing retail space in the Queensgate Shopping Center into a family practice medical office and dental clinic under one roof. The two separate practices had to relocate from the York Hospital campus in response to construction of a new surgical tower there.
WellSpan invested $10 million into customizing the new space, which contains family medicine exam and treatment rooms and dental operatories and treatment rooms. Warehaus confirmed the health system’s standards for clinical and support spaces by generating full-scale mockups offsite. The prototypes included true size and locations of all the equipment required for the medical spaces as well as for plug-and-play equipment and furniture in administrative and support areas.
Guided by WellSpan’s ventilation requirements and air flow direction through procedure rooms, GBE designed a variable air volume (VAV) system with multiple rooftop units and approximately 77 boxes. We were also responsible for electrical and plumbing engineering and worked closely with Warehaus on the reflected ceiling plans and lighting specification.
The project was recognized by Central Penn Business Journal as a "2024 Top Project."
